Sub - 2nd Reminder for Request for Issue of Occupancy Certificates for Flat No -303 & 305 in “TULIP PEARL” apartments situated at Plot No. 25 C, 27 & 29, Survey No. 9/1/F, Ward No. 11, Block No. 13, Alkapuri colony, Ramakrishna puram, L.B. Nagar, Hyderabad – 500035.
Respected Sir,
I under signed R. Venkateswarlu aged about 65 Yrs residing at H.No. D-2, Flat No. 401, Kokala Residency West Maredpally, Secunderabad have purchased two flats on behalf of my son –in-law Mr. Mahesh Kumar and his brother Mr. Sunil Kumar Chouti , bearing No-303 & 305 from namely M/s. SAVVY CONSTRUCTIONS, 4-40/A, Road No. 10, Snehapuri Colony, R.K. Purma, Hyderbad – 500 035 . Based on the receipt of full and final payments,the said flats were registered by the builder M/s. SAVVY CONSTRUCTIONS, represented by Mr. G.Satish Kumar S/o. Mr. G.V. Ramana Rao, vide Sale deed Nos. 1537/2011 dated 21.04.2011 & 2023/2010 dated 07.06.2010 respectively in by Sub Registrar Office, saroor nagar. Since we have taken the possession of the flats , we have been paid the property taxes till today to your authorities.

Based on continuous follow ups with the builder and concerned authorities ,I have learnt that M/s. SAVVY CONSTRUCTIONS has deviated from the original approved sanctioned plan issued by GHMC Vide No. 0075/CSE/TP3/2008 dated 21.04.2008, for construction of Cellar, Stilt for parking + 5 upper floors. Further he has undertaken additional construction of 25 % to 30% by occupying entire building and footpath and constructed ramp on the footpath for entry to the cellar and stilt for the convenience of the car parking.

It is also learnt that the builder has made representations to the GHMC Authorities for the regularization of the constructed building. In turn the GHMC Authorities has rejected his request and not yet release the pledged (mortgage) flats numbers 101,102,103 and 106 (part ) in the first floor of the complex, on account of this, the builder is unable to obtain Occupation Certificate for the residents.
We would like to bring your kind notice that Mr. G. Satish Kumar Managing Partner of M/s. SAVVY CONSTRUCTIONS has let-out these mortgaged flats on rent to the below said individuals;

1. Flat No 101 - To : Mr. M. Sridhar
2. Flat No. 102 - To: Mr. J. Rajsekhar
3. Flat No. 103 - To: Mr. S. Arun Kumar Reddy
4. Flat No. 106 - To: Mr. suresh Kumar

He is collecting rental amount of Rs. 15000/- per month from these pledged flats and maintenance charges between R.1200/- to Rs. 1700/- per month from each occupant. Which is making an additional income to Mr. G. Satish Kumar (Enclosed copies of maintenance charges of these flats for ready reference.) At this juncture he is not allowing the residents to form “Apartment Owners Association” to bring the day to day issues to the notice of the concern authorities for redressel. As such we are in his clutches and he is collecting unauthorized amounts by using his intelliangcece by increasing the maintance charges from time to time.

And also we bring to your kind notice that the flat nos. 101 & 106 were registered by sub – registrar of saroor nagar under partition among the family members by registered partition deed no 4032 / 2011 dated 31-10-2011 by misguiding the registration authorities by not showing the mortgaged flats to GHMC authorities. In fact the above said flats were under mortgage to your authorities by the land owners and developers during the sanctioning of the plan by your authorities.

Under the above circumstances, we request you to kindly inspect the said above apartment complex and take necessary action as per the GHMC norms against Mr. G. Satish Kumar Managing Partner of M/s. SAVVY CONSTRUCTIONS for unlawful acts.

Hence we request you to kindly issue the occupancy certificate for Flat Nos. 303 & 305 of the Complex by your Authorities.

We are the law abiding citizen’s and obey the orders of the Authorities
