Expat Properties - False Promises by Expat Properties for selling of Plots in Middle East

I've invested in Expat Properties 1 acre N.A. plot in project Sundew Heven-I in Roha during Nov. 2010 from Qatar for total Rs. 13 lacs (in 4 installments) and I was supposed to get possession of the said plot in April 2013 but now when I've approached their team for site visit that time I understood that at the moment there is no development at the site and no firm assurance on handing over the plot. Investors (especially NRI) beware of Expat Properties while investing in their any project.

Complainant's Goal: I want my money back or I want possession of plot as per scheduled date

I would like to share my experience with EXPAT, I've invested in Expat Properties 1 acre plot in ASMITA Project, Maluste village, Mangaon in Nov. 2010 and paid full amount with no instalment. I was supposed to get possession of the said plot in 2013 but till date Ranjini and Berlyn Dsouza are giving false promises of handover. I haven't got the plot handover and morever the property that is registered is the name of FOREST DEPARTMENT of maharashtra. When the land is booked in the name of Forest Department and also in 7/12 extract, how can they sell it to me.

I called mr. Berlyn Dsouza to solve the issue or return my money but they are not returning the money and also giving false promises. I am fedup with them. Life has become hell. Initially when i was shown the plot it was a barren flat land but in 2016 they showed me the plot which is on top of hill where there is no access to the plot and nor the plot was developed; it was a jungle.

Please be careful before investing with EXPAT.

I am one of the investor in Sundew Haven 1 invested in Nov 2010 amount paid within 2 years in 4 equal installment . Current status Every time I contact their office they give new name as a Relationship manager who would always give promise every 8 - 10 months time scale of land development will start and registration process will be completed. New dates they have given in December now 2016. It is more than 5 years now I have made full investment and waiting to get my money back or the land registration completed to be completed
Beware of Expat properties investments scheme.

Suddenly today their Head of Customer Relations Mr. Berlyn D'souza realizes that this Sundew Haven project is falling under forest zone. Hence they are not in a position to deliver the plots in the same project and alternatively they will allot same 1 acre land in some other undeveloped project for which details are still awaiting.

I urged all the prospective Investors (especially NRI) beware of Expat Properties while investing in their any project and those who are already invested in any of their project and suffering can WhatsApp me on ********74 as we formed a group of investors to fight legally with Expat Properties.

I have also invested in Asmita Project in 2010 and was informed about the handover in 2013 but then they extended to 2014 and later on they extended the handover to 2015 and in 2015 they say it will be 2016. I am fedup with their commitments which they cannot fulfil and stuck with the investment since 2010. I haven't seen such a bad company into real estate where they cannot do such a small thing known as land plotting and handing over to the customers. Finally, have to approach the consumer court if not handover the plot. Rajesh Chettiar from Pune

As you are aware that this is forth year going on and I'm continuously following up for getting the possession of my plot but even today registration is also not done and I'm not getting any updates from your company. Pl do not spread false information to the readers in this forum as you commented that you could not trace my specific complaint in your official records. Your posting also does not carry my contact details for you to respond effectively. You can check up with your Relationship Manager Ms. Shreyasee Basu as she is requesting me to take out my complaint from this forum. For your information according to her today's mail i've to wait further 8 months to get the possession of the plot. Simply giving the reason for delay in the project due to govt. policies. From your company side delay in handing over the plots is not only limited to Sundew Heven project but in almost all the projects. I once again request all the readers beware of Expat Properties while investing their hard earn money.
